I hope everyone had a wonderful 4th of July, as well as the following week of catch-up after a Wednesday holiday! I don’t know if everyone saw, but just before the Independence Day holiday, HUD slipped out a Multifamily Housing Notice (12-12) and Mortgagee Letter (12-13) (Click here to read the notices): ML12-13: Extension of Temporary Authority for Multifamily Hubs to Process Waiver Requests Pertaining to the Three-Year Rule for Section 223(f) Refinancing or Acquisition of Affordable Multifamily Rental Housing. HA12-12 and ML12-13 come as no big surprise, as the industry had heard positive indications that this temporary extension of the 3-year waiver for affordable housing would be issued. This is great news that this important provision of the LIHTC pilot program (ML 12-01) becomes available nationwide for the lenders and borrowers specializing in preservation of affordable housing with HUD mortgage insurance.
