IAQ
Indoor Air Quality (IAQ)
Indoor Air Quality is a broad topic, encompassing several aspects of the indoor environment. Many factors must be evaluated as the air quality of an indoor environment is determined by their interaction. These factors include the building design, exterior drainage, pollutant sources, ventilation system, maintenance of the ventilation system, building occupants and the building furnishings. Pollutants may be chemical (i.e. fabric coatings, cleaning chemicals), biological (i.e. mold, bacteria) or physical (i.e. lighting). All of these factors should be considered in order to properly evaluate the IAQ of a building.
Dominion Due Diligence Group can assist clients with the identification and mitigation of adverse indoor air conditions. D3G commonly performs the following IAQ investigations:
Microbiological Assessment (Mold, Fungi and Bacteria)
Sick Building Syndrome
Insurance Claim - Water Damage Restoration Testing
Pre-Purchase Inspection
Proactive Periodic Sampling
A typical indoor air quality investigation includes the following steps:
Interviews with site personnel
Identification of contamination sources
HVAC (ventilation system) inspection
Analytical testing for pollutants
We inspect for indoor air quality pollutants and concerns associated with the often referenced "Sick Building Syndrome", and we provide both reactive testing services for reported adverse conditions, and proactive diagnostic tests for preventing "Sick Building Syndrome". Indoor air pollution results from the presence of airborne hazardous substances or the accumulation of unacceptable levels of various pollutants such as fungi, mold, gasses, vapors, dusts and bacteria. Indoor air pollutants may be present due to inadequate ventilation, poorly maintained HVAC systems and/or recent water damage. Pollutants may additionally be present due to a change in site operation or can be source-generated by materials such as paints, dusts, carpet adhesives and industrial by-products.
Post inspection, D3G can make remedial and management recommendations. In addition, D3G is pleased to offer our clients a state-of-the-art Operations and Maintenance (O&M) program specifically designed for dealing with Mold and Fungus in multifamily residential and health care properties.
